What it is
A property-management app for student housing is a web-based system built around by-the-bed leasing — tracking each bed in a shared unit, the student renting it, their guarantor, and the academic-year lease term. It handles the roommate-and-parent complexity that standard rental tools miss.
What your student housing property management tracks
Every field below is one you can add, rename, or remove by chatting with Kleap — a starting point tuned for student housing.
Unit & bed / room assignment
The specific bed leased, since students rent by the bed rather than the whole unit.
Student name & university
The tenant and their school, tied to the academic calendar.
Guarantor / parent co-signer
The responsible party for rent if the student defaults.
Lease term (academic year)
The Aug-Jul or semester term that drives turnover timing.
Rent status per student
Each roommate's share tracked separately, not one lump sum per unit.
Emergency contact
Required for student tenants and stored per record.
Roommate group
Links students sharing a unit so you can see the full household at a glance.
Move-in / move-out date
Clustered around semester start and end for turnover planning.
Renewal intent flag
Whether the student is re-signing for the next academic year.

Frequently asked questions
Can it handle by-the-bed leasing where roommates pay separately?+
Yes — that's the core model here. Each bed is its own record with the student assigned to it and their own rent status, so four roommates in one unit are four separate leases rather than one lump sum. You see each student's share and who's current.
Does the app collect rent from students or their parents?+
No — it tracks each student's rent as a paid/unpaid status but doesn't process payments. Students or their guarantors pay through your existing method and you mark the bed's record paid. The value is the per-bed ledger, not payment collection.
How do we track guarantors and parent co-signers?+
Each student record has a guarantor/co-signer field with the parent's contact, so the responsible party is stored next to the student's lease. If a student falls behind, you have the co-signer's details on hand — though the app won't email them automatically.
Can students and parents access this on their phones?+
Yes, through a mobile browser — it's a responsive website, so it works on any phone screen. But there's no native app to install from the App Store or Google Play; students just open the login link in their browser.
