What it is
A property-management app for an apartment community is a web-based system for tracking every unit in a multifamily building — the resident, floor plan, lease term, rent status, and maintenance work orders in one place. It gives an on-site team a single dashboard instead of scattered spreadsheets.

Frequently asked questions
Can residents pay rent through a resident portal?+
Residents can log into a portal to see their lease and current rent status, but the app doesn't process payments — there's no card or ACH processing built in. Rent is tracked as a paid/late status; residents pay through your existing method and the office marks it paid.
How do maintenance work orders reach the tech?+
A resident submits a work-order form that becomes a record on their unit, and your maintenance tech sees open orders in the dashboard. The app won't text or email the tech automatically — they check the work-order list — but every request is logged against the right apartment.
Does it screen applicants or run background checks?+
No — Kleap doesn't integrate with background-check or screening services. You can build an application form that collects prospect info into your database, but the actual credit and criminal screening happens through a separate service you use outside the app.
Can we track lease renewals and availability for the leasing team?+
Yes — each unit carries a lease-expiration date, a renewal-offer status, and an availability flag, so the team can see which units are on notice, renewing, or ready to lease. It's a live availability board, though the offers themselves still go out through your own communication channel.
